The final walk-through is not just a formality. It’s the buyer’s last opportunity to confirm that the property is delivered exactly as agreed in the contract — and it plays a major role in avoiding last-minute disputes at the closing table.

As highlighted in the article, buyers are generally entitled to confirm a few key things before closing:

  • All agreed-upon repairs have been completed
    • The home is clean and free of the seller’s belongings
    • All contracted items (appliances, fixtures, etc.) remain in place
    • Major systems — plumbing, electrical, HVAC — are functioning properly
    • No new damage has occurred since the contract was ratified

And those gaps can delay closing, create unnecessary tension, or even jeopardize the transaction if not handled correctly.
