Why change title companies?

Two primary reasons a homebuyer may choose to change title companies might be they’ve found a title company that charges lower prices and/or delivers better customer service than the other title companies that may have initially been listed on the sales contract. Buyers have the right to choose their preferred Title company by law.

Federal Title is committed to giving homebuyers the ability to shop with our competitive rates and quick quote. In light of recent events “District residents are entitled to make fully informed decisions about how to spend their hard-earned money, especially when it comes to making the high stakes purchase of a home,” said Attorney General Schwalb. “These conflict of interest-plagued, anticompetitive arrangements limited District homebuyers’ ability to shop for the best price and service when purchasing title insurance and escrow services and hurt law-abiding competitors in the title insurance industry, in violation of the District’s Consumer Protection Procedures Act (CPPA).”

This isn’t an invitation to change title companies several times prior to closing or to change for no good reason. You may risk delaying closing, annoying your sellers or even causing your deal to fall through by abusing your right to change title companies after you have a ratified sales contract.
